getting a mortgage with a cjj

This page is for general guidance only and does not constitute regulated financial advice. We will assess your individual circumstances before making any recommendation.

Think carefully about securing other debts against your home. Your home may be repossessed if you do not keep up repayments on your mortgage or other debts secured on it.

Having a County Court Judgment (CCJ) on your credit file can make securing a mortgage more challenging—but it may not rule it out. We may help you explore mortgage options from specialist lenders who, in some cases, consider CCJs, subject to criteria such as the date and satisfaction status of the judgment, your deposit level, income, and overall credit profile.

Is a CCJ Mortgage Your Solution?

  • You have a CCJ on your credit file but are now financially stable and seeking homeownership.
  • You’ve been declined by mainstream lenders due to your CCJ and need specialist guidance.
  • You’re committed to demonstrating your current ability to manage mortgage repayments despite past credit issues.

This is not financial advice. You will need a full assessment and compliance approval.

Understanding County Court Judgments (CCJs)

A County Court Judgment (CCJ) is a legal order from a county court in England and Wales confirming that you owe money to a creditor. While a CCJ indicates past financial difficulty, it doesn’t mean your mortgage aspirations are over. Mainstream lenders often have strict automated systems that will flag a CCJ, leading to an immediate decline. However, a growing number of specialist mortgage providers are far more flexible, understanding that financial setbacks can happen for many reasons. They are willing to consider your application on an individual basis, taking into account the specifics of your CCJ and your current financial health.

Why Choose us for Your CCJ Mortgage?

Navigating the mortgage market with a CCJ requires expert guidance, and that’s precisely what we offer. At Finance 4 Homes, we don’t believe a past financial blip should permanently block your path to homeownership.

  • Specialist Lender Access: We liaise with specialist lenders to present your application, help you prepare documentation, highlight mitigating circumstances, and improve your chances of approval. However, acceptance is subject to each lender’s criteria and does not constitute a guarantee.

  • Tailored Application Presentation: We understand what these specialist lenders look for. We’ll help you craft a compelling mortgage application that highlights your strengths, explains your circumstances clearly, and demonstrates your current financial stability, giving you the best chance of approval.

  • Expert Guidance & Support: From your initial consultation to completion, we’ll be by your side, providing clear, honest advice and simplifying a potentially complex process. We aim to make your journey to securing a mortgage as smooth and stress-free as possible.

Let us help you move forward. Your CCJ might be part of your financial history, but it doesn’t have to define your financial future.

What Factors Affect Eligibility?
Not all CCJs are equal. Lenders typically consider: when the CCJ was registered, whether it is satisfied (paid off), the amount, whether there is supporting documentation, your deposit size, income / affordability, other credit history, and property valuation. Some lenders will not consider recently unsatisfied CCJs. Each case is judged individually—no guarantee of acceptance.

Fees / Charges

Arrangement / advisory fees may apply. As a guide, fees could be up to [X %] of the mortgage amount, but your actual fee will depend on your case complexity, lender requirements, and credit profile. These figures are illustrative not guaranteed. We will confirm your fee before proceeding.

Frequently Asked Questions

How important is the date the CCJ was satisfied versus unsatisfied?

The timing and status of a CCJ are key factors for lenders. Older and satisfied judgments are generally viewed far more favourably than recent or unsatisfied ones. A satisfied CCJ shows that the debt has been resolved, which can improve your mortgage eligibility — especially if it was settled promptly. Unsatisfied or very recent CCJs, however, can significantly limit your lender options.

Will a CCJ stop me from getting a high Loan-to-Value (LTV) mortgage?

In most cases, yes — lenders tend to restrict maximum LTVs when a CCJ is present. While some specialist lenders may still offer options, they often require a lower LTV to offset the perceived risk. The higher your deposit, the more likely you are to find a suitable product.

What deposit will I need if I have a CCJ?

The required deposit will depend on the age, amount, and status of your CCJ. Generally, the larger the deposit you can provide, the better your chances of approval and access to competitive rates. Many lenders become more flexible once you can contribute 15–25% or more of the property’s value.

How long will a CCJ remain on my credit file?

A CCJ typically stays on your credit file for six years from the date of issue — even if it’s later satisfied. After this period, it will automatically drop off your report. However, settling the CCJ sooner can still positively influence how lenders view your application during that time.

If I satisfy a CCJ, how long will it take for my credit file to update?

Once a CCJ is marked as satisfied, the court updates the public record — usually within one month. However, credit reference agencies may take several weeks to reflect the change across all your reports. If you need it updated urgently, you can request the court or credit agencies to process it faster with proof of payment.
